Application Process & Qualification

Thank you for your interest in applying for one of our beautiful homes at All 3 Realty! Please read the below information carefully before submitting your application.

Application Process:

Any individual over the age of 18 years must submit an application if they will be residing at the property. Each applicant must submit a SEPARATE application and pay the NON-REFUNDABLE application fee of $70.00.

APPLICATIONS ARE NON-REFUNDABLE. APPLICANT IS RESPONSIBLE TO CONTACT OFFICE TO ENSURE IF THE HOME IS STILL AVAILABLE BEFORE APPLYING. APPLICATIONS WILL BE CONSIDERED INCOMPELETE IF ALL DOCUMENTS ARE NOT PROVIDED AT THE TIME THE APPLICATION IS SUBMITTED. 

In addition to this rental application, you will also be required to provide the following:

• a copy of a valid form of identification (Driver's license, passport, etc)
• Proof of Income (IF APPLICABLE: two most recent pay stubs, appropriate tax forms if self-employed, Social Security, Disability assistance, child support court order, etc)

ONCE APPLICATION IS APPROVED, Residents are required to pay a $150.00 Administrative Fee + First Months Rent in FULL. This is considered “HOLD MONEY”. Once the hold money is paid the applicant has 15 days to take possession of the home and pay the Security Deposit (Equal to one months rent, IN FULL). NO EXCEPTIONS. HOLD MONEY IS NON-REFUNDABLE ONCE PAID.

Screening Qualifications:

We use a 3rd party screening company called FinDigs. FinDigs strict standards that are fully compliant with State and Federal Fair Credit and Housing Laws. Their screening process can take 1-4 business days. Applications a e screened based on the following:

• Credit Report via TransUnion
• Verifiable Residential History ( Living with family does not score as high as a legitimate landlord)
• Criminal Background
• Employment Verification & NET Income Verification (We factor Housing % & Debt to Income%)

Things that would adversely affect an application are as follows:

• Evictions under 5 years old
• Collections owed to other management companies 
• Lack of verifiable rental history
• Major tax liens or major past due outstanding debt
• A pending bankruptcy (Bankruptcies that have been discharged will not automatically disqualifiy an applicant)
• NET household income under 3 times the rent

Search Rental Properties
