Application Process  

Thank you for your interest in applying for one of our beautiful homes at All 3 Realty! All 3 Realty does business in accordance with the Federal Fair Housing Law and welcome Persons of all Race, Color, Religion, Sex, Handicap, Familial Status or National Origin.   

Application Process:  

All 3 Realty uses a 3rd party Application processing vendor, FinDigs.  

Applications take 1-4 business days to process as long as all documentation is uploaded at the time of application and previous landlord verifications are received in a timely manner. You will be contacted immediately upon determination of approval or denial. 

All 3 Realty continues to market properties until an approved application and the holding fee is paid. This results in multiple pending applications. If the property you have applied for is removed during your approval process and we are able to determine an approval, we will gladly transfer your application to another property we have and/or send you a list of coming soon properties that match your criteria. Approved applications stay on file for 60 days.  

Any individual over the age of 18 years must submit an application if they will be residing at the property. Application fees are $70.00 per applicant.  

Application Fees are Non-Refundable under any circumstance.  

Applicant is responsible to contact our office to ensure if the home is still available and how many applications are currently pending on the property. You can text our office number, 678-782-7447 to check availability.  

Applications are considered incomplete if required documents are not uploaded at the time the application is submitted.  

Applicants that withdrawal their application or notify us that they have changed their mind prior to completion, will be canceled. Application fees will not be refunded. Neither party will have no further obligation to each other.  

ONCE APPLICATION IS APPROVED, Residents are required to pay a $150.00 Administrative Fee + First Months Rent in FULL. This is considered “HOLD MONEY”. Once the hold money is paid the applicant has 15 days to take possession of the home (THIS CANNOT BE EXTENDED UNDER ANY CIRCUMSTANCE) and pay the Security Deposit ( IN FULL). NO EXCEPTIONS. HOLD MONEY IS NON-REFUNDABLE ONCE PAID.  

Security deposits are usually equal to one months rent. Conditional Approvals can require additional deposit.
